Terms of Service

These Terms govern access to the SG Property Data API and MCP server (the "Service") at sgpropertydata.com, operated by Web Content Creators, registered in Hong Kong (Business Registration No. 41133353) at Unit B, 12/F, Hang Seng Causeway Bay Building, Hong Kong ("we", "us"). By calling any paid endpoint of the Service, you ("you", the calling agent or its operator) agree to these Terms.

1. What the Service is

The Service provides computed statistics about Singapore's private residential property market - price snapshots, price trends, CAGR, and rental yield - derived from data published by Singapore's Urban Redevelopment Authority (URA). The Service does not cover HDB / public housing.

The Service is not affiliated with, endorsed by, or operated by URA, the Singapore government, or any government agency. All figures are independently computed by us from URA's published data; see Methodology for exactly how.

2. Not financial, legal, or investment advice

Nothing returned by the Service constitutes financial, legal, investment, or tax advice. Every computed figure carries a confidence level reflecting the underlying data volume and time span - see Methodology for what each level means and how to interpret a null value. You are responsible for independently verifying any figure before relying on it for a decision.

3. Payment

  • As of the date above, calls are priced at $0.005 USD per call, charged genuinely per call with no session or subscription. This is indicative; the live 402 response at the time of your request is the authoritative price - if this page and the actual response ever disagree, the response governs.
  • Paid endpoints return an HTTP 402 response with payment instructions per the x402 protocol, settled in USDC on the Base network.
  • Payment is irreversible once confirmed on-chain. We do not offer refunds. If you believe a paid call returned materially incorrect data due to an error on our end, contact us (Section 8) - we may issue a goodwill credit for future calls at our discretion, but this is not a contractual right.
  • Prices are subject to change without prior notice.

4. Acceptable use

You may not:

  • Use the Service to scrape, reconstruct, or redistribute a substantial portion of our computed dataset, as opposed to using individual results in the ordinary course of your own application or analysis.
  • Attempt to bypass per-call payment, including replaying or forging payment proofs.
  • Place load on the Service disproportionate to payment made, including automated retries at high frequency without corresponding payment.

We may rate-limit, block, or refuse service to any caller at our discretion.

5. No uptime guarantee

The Service is provided "as is." We do not guarantee any specific uptime, response time, or data freshness, though we aim to recalculate the underlying dataset monthly and publish the current data vintage at /meta.

6. Liability

To the maximum extent permitted by law, our total liability arising from your use of the Service is limited to the amount you paid us in the 30 days preceding the claim. We are not liable for indirect, consequential, or incidental damages, including decisions made based on Service output.

7. Governing law

These Terms are governed by the laws of Hong Kong. Any dispute is subject to the exclusive jurisdiction of the courts of Hong Kong.

8. Changes and contact

We may update these Terms from time to time; the "Last updated" date above reflects the current version. Continued use of the Service after a change constitutes acceptance.
